| The programming phase of a project looks at
historical and recent prototypes -- asking in what ways might the building
correlate with vernacular barns in the vicinity, for example. The
programming uses questionnaires, interviews, and discussions to understand
the appropriate size, qualities, and relationships of a new building, in
comparison with established guidelines and standards for this building
type and Mr. Conforti's experience. | |

The site planning looks first at practical access issues and building orientation. The environmental, cost, scheduling, and functional implications of various schematic designs would be clearly presented at meetings through sketches and descriptions, with a possibility of altering and combining initial schemes. The design phase follows a similar process, but in greater detail. Design development, where every major element in the building is known before extensive working drawings, must be done thoroughly to avoid costly back-tracking. The goal will be to create a building which is handsome, modern, efficient, and easy to maintain -- but which will also give the staff and volunteers a feeling of being "at home." |
| Construction document preparation, bidding, and contract
administration, bidding, and construction administration are done
according to American Institute of Architects procedures, with timely and
appropriate attention by Mr. Conforti and his support staff. Mr. Conforti
establishes good working relationships during all phases of design and
follow-through of essential service projects. |
